Estate Agents - How many of you really know your properties? Do you pre-empt the questions that your buyer might ask, and have the information ready to hand, or do you 'have to check with the vendor'?
This is important - why? Because from minute one you want to build a rapport, credibility & trust with your potential buyer, and portray the message that you know what you are talking about, you are specialist, and therefore you are the agent they should be working with.
What's the benefit to you? - Well, it means that the potential buyer is less likely to go elsewhere because you've proved you have all the information, you know your properties & you know your vendors. Pre-empt what you are going to be asked, and ask the vendor in advance... it will help you in the longer term!
